Bathroom Waterproofing: Signs of Failure and What to Do

Waterproofing failure is one of the most expensive problems a Melbourne homeowner or apartment owner can face. A compromised shower membrane can cause structural damage, mould growth, and in multi-storey buildings, damage to apartments below. Early detection and professional repair can save tens of thousands of dollars.

Warning Signs of Waterproofing Failure

Don't ignore these indicators. They almost always get worse over time:

  • Musty smell — persistent dampness behind walls or under floors creates a distinctive musty odour that doesn't go away with ventilation
  • Bubbling or peeling paint — on walls adjacent to or below the bathroom, this indicates moisture penetrating through the substrate
  • Cracked or missing grout — while grout isn't a waterproofing layer, failed grout allows water past the tiles and onto the membrane. Our tile and grout service can assess and repair grout damage
  • Loose tiles — tiles lifting from the wall or floor often mean the adhesive has been compromised by moisture
  • Water stains on ceilings below — the most obvious sign in apartments and two-storey homes. If you see brown water marks on a ceiling below a bathroom, the waterproofing has failed
  • Mould growth — persistent mould in corners, along skirting boards, or behind toilets indicates trapped moisture. See our guide on mould removal
Critical: In strata buildings, a leaking shower on Level 5 can damage apartments on Levels 4, 3, 2, and 1. The lot owner where the leak originates is typically liable for all damage below. Don't delay repairs.

How Bathroom Waterproofing Works

Australian Standard AS 3740 requires waterproof membranes in all wet areas. The membrane is a liquid-applied or sheet coating that sits between the substrate (concrete or fibre cement) and the tiles. It creates a continuous, impervious barrier that directs water to the drain.

Key areas that must be waterproofed include:

  • Entire shower floor and walls to a minimum height of 1800mm
  • Full bathroom floor extending 150mm up all walls
  • Around all penetrations (taps, drains, pipes)
  • Hob (step) at the shower entry

Repair Options

Re-grouting and Sealing

If the membrane itself is intact but grout has failed, re-grouting and applying a penetrating sealer can restore the barrier. Our caulking and sealing service replaces silicone around the shower base, bath, and wall junctions where most leaks originate.

Overlay Waterproofing

Some systems allow a new waterproof coating to be applied over existing tiles, avoiding the cost of full demolition. This works best on floors and is not suitable for all situations.

Full Strip and Re-waterproof

For serious failures, tiles are removed, the substrate is repaired, a new membrane is applied and certified, and new tiles are installed. This is the most expensive option but provides a warranty-backed, compliant result.

Prevention Tips

  • Replace bathroom silicone every 3 to 5 years before it cracks and shrinks
  • Re-grout when you notice gaps, cracks, or discolouration in tile joints
  • Ensure adequate ventilation with an exhaust fan running during and 20 minutes after every shower
  • Fix dripping taps and showerheads promptly. Our plumbing service can handle this
  • Don't use harsh acid-based cleaners on grout as they erode the surface over time
