What does each inspection cover?
Every visit includes: plumbing check (all taps, toilets, hot water), electrical safety (smoke alarms, safety switches, visible wiring), roof & gutters (visible from ground), doors & windows (operation, seals), and a general condition report with photos.
Do you fix things during the inspection?
Yes, minor repairs are included at no extra charge. Things like tightening loose handles, replacing tap washers, adjusting door latches, and changing smoke alarm batteries. For larger repairs, we provide quotes and can schedule them promptly.
How often should a property be inspected?
For investment properties, quarterly is the minimum recommended frequency. Older properties (20+ years) or properties with known issues benefit from bi-monthly visits. Monthly programs are ideal for premium properties and portfolios.
Can you coordinate with tenants for access?
Yes, we handle all tenant communication, schedule visits at convenient times, and provide appropriate notice as required by Victorian tenancy law. We can also liaise directly with your property manager.
Do you provide reports?
Every visit produces a detailed report with photos, condition ratings (good/fair/attention needed), completed repairs, and recommendations for upcoming work. Reports are emailed within 24 hours and can be shared with property managers or owners.
