What qualifies as a strata emergency?
Situations that risk resident safety, cause ongoing property damage, or affect essential services: burst pipes flooding common areas or units, fire system faults, security breaches, lift entrapments, storm damage, power failures affecting common areas, and gas leaks (call gas emergency first: 13 67 07).
How quickly can you respond?
We aim for 60-90 minute response times across metropolitan Melbourne. Our maintenance contract clients receive priority response. During extreme weather events, demand may affect response times - we triage based on severity.
Do you handle the insurance claim process?
We provide all documentation needed - detailed incident reports, timestamped photos, scope of work descriptions, and itemised invoices. We can also coordinate with loss adjusters and provide access for assessors if needed.
What if the emergency requires a specialist trade?
We have relationships with emergency electricians, lift technicians, fire system specialists, and glaziers. If the issue is beyond our scope, we coordinate the right specialist while managing the immediate containment ourselves.
Is there an after-hours surcharge?
Our emergency call-out fee applies 24/7 - $200 for attendance and the first 30 minutes. We do not charge excessive after-hours premiums. Hourly rates after the initial period are consistent regardless of time of day.
Can we set up a standing emergency arrangement?
Yes - our maintenance contract clients receive priority emergency response with pre-approved spending limits for immediate repairs. This avoids delays waiting for committee approval during genuine emergencies.
