How often should strata gutters be cleaned?
We recommend twice yearly, once in late autumn after leaf fall, and once in late spring. Buildings near trees may need quarterly cleaning. Regular cleaning prevents blockages that cause water damage to units and common areas.
Do you need access to individual apartments?
Generally no - gutter and roof work is done externally. We may need access to top-floor balconies in some buildings for safety rigging points. We'll advise during the quoting process and coordinate resident access if needed.
What safety measures do you use for multi-storey buildings?
All work complies with Safe Work Australia height safety regulations. We use EWPs (cherry pickers), rope access, or scaffolding depending on building design. All operators hold current working-at-height certifications.
Can you install gutter guards on strata buildings?
Yes - we install commercial-grade gutter guard systems suitable for multi-storey buildings. Gutter guards significantly reduce cleaning frequency and prevent blockages. We can provide quotes for your committee's consideration.
What does the roof inspection report include?
Our report covers: overall roof condition rating, individual tile/sheet condition, flashing and ridge capping assessment, gutter and downpipe condition, photos of any defects or concerns, and prioritised recommendations for repairs or maintenance.
Do you handle roof repairs as well?
We handle minor repairs such as replacing broken tiles, re-sealing flashings, and repointing ridge capping. For major roof works (re-roofing, structural repairs), we can recommend specialist roofers and coordinate the project.
